Real Estate In and Around Telluride
Telluride Real Estate has been a continuous great investment since the ski resort was built in the 1970's. Due to the limited available land for development, and more and more people wanting to stay longer in Telluride, the prices continue to increase unabated by world events. The town of Telluride and the town of Mountain Village together comprise the area that can be developed. Outside of the towns, the minimum lot size is generally about 35 acres in the county of San Miguel. In the Town of Telluride, very few parcels are vacant. There are more vacant parcels in the town of Mountain Village, that tend to be larger, obscured by trees, and frequently less convenient for transportation, shopping, dining, skiing and entertainment.
There are a few exceptions for homes and homesites in the town of Mountain Village. Most notable is, the new twelve-lot development of TRAILS EDGE. By good fortune, Trails Edge is located right across the street from the brand new largest food market in all of Telluride. A very short walk on the heated, snow-free Trails Edge road takes you to the cross-walk to the market. A shorter walk on the groomed ski access takes you to the market in a more direct way. The market has a deli, full meat department, and an espresso bar.
The market is only the beginning. Above the market are the offices of the town of Mountain Village, with Notary Public. Next to the market is a package shipper/receiver and the post office boxes for local residents.
Right next to the market is The free gondola that runs from 7am to Midnight (2AM when special events are on). It takes you to and from the Village Core and over the top of the mountain for hiking, and on into the Town of Telluride itself. These enclosed gondola cars can carry 8 persons each, and have provisions for pets, skis and snowboards, and in the summer, bicycles. The free gondola is the ONLY one in the United States, and is a primary transportation tool for Telluride residents, skiers, and visitors.
Trails Edge property owners and guests don't need a car at all. Shuttles bring them from the airport. The market is across the street. The free gondola takes them into town. There is also a shuttle that runs into town. A van service called "Dial-A-Ride" takes Mountain Village residents and guests up into the back roads of the Mountain Village. Skiers go right onto the Cabins Ski Run at the end of Trails Edge Lane, and can ski back in that way as well. COME HOME FOR LUNCH ON YOUR SKI DAYS! Guests and older children can come and go without assistance. Now, that is true independence!
